Jonestown sits on the north shore of Lake Travis, about eight miles southwest of Leander. The city's wastewater service reaches properties in The Hollows. The Lower Colorado River Authority is the permitting authority for on-site septic systems in the City of Jonestown. TCEQ named the LCRA an authorized agent for on-site sewage in its Highland Lakes jurisdiction. The LCRA has regulated these systems in a 2,000 foot zone around Lake Travis since September 1971. The city's own residential building packet sends applicants to the LCRA for the authorization to construct an OSSF.
The city still runs the building permit side, so a new system usually touches two offices. Just outside the city limits, in unincorporated Travis County, the county's TNR office is the agent. Lots inside the LCRA's lake zone still answer to the LCRA. Jurisdiction here follows the address, not the mailing city.
A pump-out is not permitted work, so nothing gets filed for a routine visit. Texas does require the hauler to be registered with the state, and we are a TCEQ-registered sludge transporter. Repairs and replacements are different, and septic repair on a Jonestown property runs through the LCRA. We tell you which office your address answers to before anything gets scheduled.
The Hollows is the one part of Jonestown on city wastewater service. The city's utility office bills wastewater there and nowhere else. Anywhere outside it, a Jonestown house is on its own tank and field. The city's R-1 zoning sets a one acre minimum lot, which leaves room for a tank and a field.
Water works differently here. Inside the city limits, Jonestown Water Supply Corporation provides the water. Private wells are not allowed unless that corporation denies service in writing. Texas keeps a tank 50 feet from a well, while a public water line needs 10 feet.
The systems out here are not all new. The Jones brothers platted and sold lake lots along Sandy Creek starting in the 1930s. The city itself was not incorporated until 1985. Plenty of tanks here went in under older rules, for owners who have long since moved on.
Jonestown sits west of the Balcones Escarpment, on the Hill Country side. The rock is close to the surface, so a standard gravity drainfield rarely fits a lot here. TCEQ's 2025 figures for the LCRA's Travis County zone show it plainly. Of 124 new systems authorized that year, exactly one was a standard trench and bed field.
The rest used advanced treatment. Seventy eight of them ran drip tubing and 18 used spray heads. Both need treatment ahead of the field, and that is usually an aerobic unit with more than one tank. So a Jonestown yard often has three or four chambers under it instead of two.
We pump aerobic tanks. Every chamber gets emptied, not just the first one, and the filter gets cleaned. Texas requires an aerobic unit to stay under maintenance, and a licensed maintenance provider normally handles those visits. We do not install or repair aerobic units, and we will say so when that is the work you need.
We come over from Leander on 183A and head west on RM 1431. From there the work is the driveway. Lots off Reed Parks Road and the lanes down toward the Sandy Creek arm run long, narrow and often gravel. Low limbs, tight turns and a steep grade down to the house all matter to a loaded truck.
We have pumped a Jonestown property at the end of a long gravel drive. The truck got back to the tank and both compartments were pumped. Texas requires a septic tank to have two or three compartments, and every one gets emptied. When the truck cannot get all the way in, we run hose instead.
Tell us about the drive when you call. Gate codes, a low cattle guard or a soft spot after rain are all worth mentioning up front. Buried lids mean digging at every visit, and risers and secure lids bring the openings up to grade. We reseal the lids and leave the site the way we found it.
